83 Dumbarton Road, Bowling

We are seeking offers for the benefit of the Councils interest in the property.

CLOSING DATE ON 17 MAY. West Dunbartonshire Council are pleased to offer for sale the former Community Hall in the Village of Bowling. This property may be suitable for a similar community use or conversion to a residential dwelling subject to necessary consents being obtained. The Council are offering For Sale the heritable interest in the property.

Details

Location

The property is located on the main street in the Village of Bowling, which sits between the towns of Clydebank and Dumbarton. To the rear of the property, it has clear sight of the Firth of Clyde.

The surrounding area is predominantly residential in character.

Property

The property is single storey, brick built with a slate roof. To the left of the property there is a single storey extension with a slate roof. The main building has a basement which is accessed from the garden. The internal accommodation consists of a main event space with stage, Kitchen, office, and toilets. The overall external area is 206 square metres or thereby.

The current use of the building is class 10. In addition to a public hall, this would allow use as a creche or day nursery, for educational purposes, for religious purposes and for things like an art gallery (but not for items for sale) and museum without requiring planning permission.

The locality is identified as being within a wider residential area in both the adopted and proposed Local Development Plans. The property may be suitable as a conversion to a dwellinghouse given there is prospective garden ground to the rear.

A small-scale retail use (Class 1A) may be an option. However, café / restaurant type uses (Class 3) and a hot food takeaway would not be considered. Another option may be an office (Class 4)

All the above would be subject to a full application assessment.

It is strongly recommended that interested parties contact Planning and Building Control at West Dunbartonshire Council. TEL  0141 951 7930   to discuss any proposals they might have for the site.
